FAQ's for Tenants

1.  Where do I get my garbage tags?

EPM no longer has a pickup office. Please email Julia and we will arrange to mail them to you or have them dropped off.  (Orillia and Penetang residents only)

2.  Post-Dated Cheques

The best way to get your cheques to us to bring them with you on move-in day or to mail them to us directly at:

3.   Help! I never get a response when I call in:

The simplest and best way to get reach us is by email. We are all very busy scheduling repairs and making sure that tenants are taken care of quickly and efficiently.  Please let us know if you have concerns during your tenancy as we can’t fix what we don’t know about.

4.  I’m thinking about moving who should I contact:

If you’ve already found a place contact Julia to give your 60 days written notice. However if you are still looking we may be able to help. EPM manages over 250 units in Simcoe County. Chances are we can find you just what you are looking for. Contact our Rental Specialist for more details. Please note if you move to one of our units during your lease term you don't have to pay a break lease fee! We love to keep great tenants so contact us first.

5.  I’m in the middle of a lease and I want to move. What do I need to know?

     According to the Landlord and Tenant Board, you need to give us 60 days notice.  That being said, if you work with us by being very cooperative about showings and making sure your apartment is clean and tidy and smells really good, then we believe there is a good chance that we can get your apartment rented out quickly.

     Are you in the middle of a Lease?  If so, a break lease fee does apply.  The fee is normally 2 months rent.

     We are going to do everything we can to make this as painless as possible.  We take the time to prescreen all prospects so that we are only showing qualified tenants who will probably rent the unit. 

     Now that you have given notice to leave your apartment, we will begin showing it right away.  According to the Landlord and Tenant Board we may show your apartment without notice.   But because we try our best to book all appointments days in advance we will try to give you as much notice as possible.

6. Repairs

EPM is committed to tenant satisfaction and the old adage is true, we can not fix anything that we do not know about. So please email us your concern. You can also download our repair request form and fax it to us at 705-259-1053.
